Job Description
Summary:
The Manager of Regulatory Mortgage Compliance is responsible for ensuring that mortgage products, services, and platform capabilities are designed, implemented, and maintained in compliance with applicable federal, state, and agency rules and regulations. This role serves as a senior compliance subject matter expert supporting product, engineering, operations, and leadership teams throughout the product lifecycle. The Manager interprets complex mortgage regulations and agency guidelines, and translates them into actionable business, operational, and technical requirements. This role plays a critical part in embedding compliance into product design, underwriting logic, credit decisioning, system workflows, and operational processes while helping the organization proactively manage regulatory risk in a fast-paced mortgage technology environment.
Essential Job Duties and Responsibilities:
Key Responsibilities
Research, interpret, and apply federal and state mortgage lending, privacy, and consumer protection statutes and regulations, such as TRID (Reg Z), HMDA, ECOA, FCRA, UDAAP, GLBA, and CCPA.
Ensure compliance with agency and investor guidelines including Fannie Mae (FNMA), Freddie Mac (FHLMC), FHA, VA, and USDA.
Monitor for regulatory developments, investor guideline changes, and industry guidance, and discuss business impact with product managers, engineers, compliance leadership, and operations teams.
Provide compliance guidance on new product features, enhancements, product documentation, system workflows, and decisioning rules, to ensure alignment with regulatory and investor requirements.
Monitoring, Testing & Risk Management
Assist in performing regulatory compliance control testing.
Identify compliance gaps, document findings, and recommend corrective actions.
Track and support remediation of identified compliance issues and control deficiencies.
Identify and mitigate risks related to consumer PII usage, storage, and transmission.

Qualifications:

Education and/or Experience:
Bachelor’s degree from an accredited four-year college or university.
8+ years of experience in mortgage compliance, regulatory risk management, mortgage operations, or related functions.
Strong knowledge of mortgage regulatory frameworks including TRID, HMDA, TILA, RESPA, ECOA, FCRA, and UDAAP.
Understanding of mortgage product lifecycle, configurability of loan origination systems, and underwriting processes.
