Job Description

JOB SUMMARY:

The Sr. Manager, Regional Construction is responsible for leading a team of New Store Construction Managers and managing a pipeline of new store construction projects from permit readiness through store opening and project closeout. This role sets strategy, governance, and standards for a multi-state portfolio, owns capital planning and delivery performance, and orchestrates cross-functional coordination across Real Estate, Architecture & Engineering, Construction, Finance, Legal, IT, and Operations. Success is measured by speed-to-market, budget adherence, brand consistency, and risk control while driving 7-Eleven's strategic initiative of organic new store growth and delivering revenue-generating months that directly impact annual EBITDA targets.

KEY DUTIES AND RESPONSIBILITES:

  • Own the regional new-store roadmap, capacity planning, and quarterly openings plan, maintaining proper governance and KPIs
  • Manage annual capital plan for new stores in a specified multi-state region, with accountability for scope, schedule, cost, quality, and risk management
  • Partner with internal stakeholders (Ops, Facilities, A&E, Franchising, etc) to deliver high quality, prototype-compliant new store builds
  • Uphold policies for AIA Contracting, Purchase Orders, job cost control, procurement, bid processes, contract administration, and insurance requirements
  • Develop vendor strategy; qualify, onboard, and performance-manage GCs, suppliers, and other external partners
  • Partner with Real Estate & Entitlements on deal economics, landlord work letters, and construction exhibits; support executive investment committee decisions
  • Build and lead a high-performing, geographically dispersed team; set goals, train, coach, and manage performance
  • Monitor compliance with federal, state, and local regulations; maintain relationships with AHJs (Authorities Having Jurisdiction) and utility providers
  • Report portfolio health and variances to leadership; drive corrective actions and continuous improvement initiatives

EDUCATION AND EXPERIENCE:

EDUCATION: Bachelors/4 Yr Degree in Engineering, Architecture, Construction Management, or Business

YEARS OF RELEVANT WORK EXPERIENCE: 8+ years

YEARS OF MANAGEMENT EXPERIENCE: 4+ years

CERTIFICATIONS / LICENSES: PMP, PE, or AIA preferred

SPECIFIC KNOWLEDGE AND SKILLS:

  • Extensive experience managing complex construction projects with significant budgets, multiple internal stakeholders and external partners
  • Proven track record of working with partners to identify solutions that enhance customer experience while meeting operational requirements
  • Expert program and project management; mastery of scheduling, budgeting, risk, and change control methodologies
  • Strong knowledge of building codes, ADA requirements, life-safety standards, and environmental compliance
  • Proficiency with MS Office, project controls software, cost management systems, and familiarity with AutoCAD/Revit
  • Strong communication, stakeholder management, and vendor negotiation skills
  • Data-driven decision-making and continuous improvement mindset
  • Strong financial acumen with ability to develop and manage complex capital budgets and ROI projections
  • Experience with sustainability practices and energy-efficient building systems for retail environments
  • Deep knowledge of construction management principles, building systems, and project delivery methods
  • Exceptional leadership skills with proven ability to build, develop, and motivate high-performing teams
  • Strong analytical skills to evaluate market data, understand trends, opportunities, and root cause analysis

Job Requirements

  • Bachelors/4 Yr Degree in Engineering, Architecture, Construction Management, or Business.
  • 8+ years of relevant work experience.
  • 4+ years of management experience.
  • PMP, PE, or AIA preferred.
