POSITION SUMMARY
The Title Processor is responsible for obtaining, reviewing, and validating all documentation necessary to support compliant real estate title transactions. This role ensures accuracy and completeness of public title records, tax certifications, attorney opinion letters, vesting, legal descriptions, liens, and judgments in accordance with local, state, and federal regulations.
The Title Processor serves as a liaison between the Company and its clients, working with internal teams and outsourced partners to prepare, QC, and deliver title commitments, reports, and related documentation within established service level agreements (SLAs).
DESCRIPTION
Essential Functions, Duties, and Responsibilities
Title Processing & Documentation
- Obtain and research public title records, tax certifications, and attorney opinion letters.
- Review title search materials for vesting, requirements, and exceptions to be cleared at closing.
- Examine legal descriptions, liens, and judgments to ensure accuracy and compliance.
- Review tax certifications and attorney opinion letters for completeness and correctness.
Client & Partner Coordination
- Act as a liaison between the Company and external clients.
- Work with outsourced partners to prepare and quality-control title commitments and property reports.
- Prepare Closing Protection Letters (CPLs).
- Verify correct underwriter selection and confirm accurate wiring instructions are published in the file.
Compliance & Delivery
- Prepare Conditional Clear to Close (CTC) forms.
- Deliver all required title materials to clients, including Commitments, CPLs, Wiring Instructions, and Tax Certifications, in accordance with SLAs.
- Ensure all filings and documentation comply with applicable local, state, and federal regulations.
Qualifications and Education Requirements
- High school diploma or equivalent required.
- 1+ year of title processing or relevant real estate/title industry experience preferred.
- Excellent oral and written communication skills.
- Strong attention to detail.
- Ability to work independently and complete assignments within established guidelines.
- Proficiency with basic computer applications, including Windows, Microsoft Word, Excel, Outlook, and internet-based systems.
Skills, Abilities, and Knowledge
- Strong problem-solving and analytical skills.
- Ability to work in a fast-paced environment and manage multiple deadlines.
- Ability to perform under pressure while maintaining a positive attitude.
- Strong internal and external customer service orientation.
- Knowledge of standard title processing practices and procedures.

Work Environment and Physical Requirements
- Working on-site at assigned office location.
- Regular and punctual attendance adhering to schedule established by leadership.
- Sedentary work in a stationary position at a cubicle for prolonged periods of time.
- Constant repetitive motions required for operating a computer, such as typing and managing phone calls.
- Constantly communicating effectively verbally in English, including accurately exchanging information with others following identification of correct procedures.
- Ability to lift and carry light items (up to 25 lbs.).
A good faith estimate of the compensation is:
37,900.00 - 57,600.00Compensation for this position may also include other elements, including medical, financial, various paid time off benefits, and a bonus based on individual and company performance, variable or annual.
Placement within the range will be based on a variety of factors, including but not limited to, skills, experience, qualifications, location, etc.
