Role Description
We are seeking a highly motivated and detail-oriented Real Estate Acquisition & Asset Management Analyst to join our growing investment team. In this dual-function role, the Analyst will play a critical part in sourcing, underwriting, and closing real estate acquisitions while also actively supporting the ongoing asset management of an existing portfolio. The ideal candidate combines strong quantitative skills with a deep understanding of real estate markets, property operations, and investment strategy.

Key Responsibilities

ACQUISITIONS
- Assist in the sourcing and evaluation of potential acquisition opportunities across target asset classes (Industrial, Self-Storage, & Mixed-Use) and geographies.
- Conduct comprehensive financial underwriting, including the development and maintenance of detailed discounted cash flow (DCF) models, IRR/equity multiple analyses, and sensitivity analyses.
- Perform market research and comparable property analysis to assess submarket dynamics, supply/demand fundamentals, rent trends, and competitive positioning.
- Coordinate and manage the due diligence process, including review of financial statements, leases, inspection reports, environmental studies, title, and surveys.
- Prepare investment memoranda and presentation materials for Investment Committee review and approval.
- Collaborate with brokers, sellers, lenders, attorneys, and third-party consultants throughout the transaction process.
- Track deal pipeline activity and maintain an organized database of prospective acquisitions and market intelligence.

ASSET MANAGEMENT
- Monitor and manage the performance of an assigned portfolio of assets, tracking key metrics including NOI, occupancy, leasing activity, capital expenditures, and cash-on-cash returns.
- Review and analyze monthly property-level financial reports; identify variances from budget and proactively address underperformance.
- Develop and oversee annual property budgets, reforecasts, and business plans in partnership with property management teams.
- Evaluate and execute lease renewals, new leasing strategies, and tenant improvements to maximize occupancy and revenue.
- Manage capital improvement and value-add programs, including project oversight, vendor bidding, and budget control.
- Maintain ongoing lender relationships and ensure compliance with loan covenants, reporting obligations, and debt service requirements.
- Support disposition planning, including preparation of offering materials, broker selection, and buyer due diligence management.
- Prepare quarterly and annual investor reports, including performance summaries and portfolio updates.
Qualifications
- Bachelor's degree required in Finance, Real Estate, Economics, Business Administration, or a related field.
- Master's degree (MBA or MSRE) or progress toward CFA/CCIM designation is a plus.
- 2–5 years of experience in real estate acquisitions, asset management, investment banking, private equity, or a closely related field.
- Demonstrated experience with complex financial modeling and real estate underwriting.
- Prior exposure to due diligence processes and transaction execution is strongly preferred.
Requirements
- Advanced proficiency in Microsoft Excel, including the ability to build institutional-quality financial models from scratch.
- Experience with Argus Enterprise or similar cash flow modeling software strongly preferred.
- Proficiency with Microsoft Office Suite (Word, PowerPoint); familiarity with CoStar, REIS, or similar market data platforms is a plus.
- Working knowledge of real estate accounting principles (GAAP) and property management software (Yardi, MRI, etc.) is beneficial.
